They must act as both realtors and mediators while working with this sensitive family. Meanwhile, Greg Lane, a rookie to real estate, is beginning work with his mother, Chris Lane, one of New Jersey's top realtors. He'll have to adjust quickly to fit into the Lane team.

  • Facing Home Inspections
gents Toni Goncalvez and Sam Joseph are each ready to close a deal, but first must face the home inspector. A home inspection is a necessary step for a buyer to close on a house. While Sam's inspection goes very smoothly, Toni's if full of problems. She must carefully negotiate the issues that arise from the home inspection so that her client, Yurema, can get the house.

  • Pricing High And Staging
Agents Joanna Parker-Lentz and Jodi Rubenstein take on new client, Jill, who hopes to sell her house at a high price so that she can afford to buy her dream house. The agents agree to list Jill's home at a higher price than they are comfortable with in order to help her out. Meanwhile, agent Linda Russell has a second business as a stager. Roy Scott enlists Russell to stage one of his houses to make it more appealing to potential buyers.

  • Tackling House Hunting Challenges
Agents Joanna Parker-Lentz and Jodi Rubenstein are trying to find clients Allyson and Steven a new house before their baby is due. After looking at several different options, the couple really likes one house - if they can renovate it. Meanwhile, agent Roberta Baldwin is charged with helping a prospective client, Rafael, decide if he wants to move from his large family home to easy condo living. And Sam Joseph tries to sell one of his listings that was recently damaged by a fire.

  • Avoiding Double Mortgage
Agent Nancy Gentile's clients Athena and Chris are eager to get their house on the market, as they have already bought a new home and do not want to pay two mortgages. Gentile helps them stage their home for the open house. Meanwhile, Veteran agent Roberta Baldwin hosts a cocktail party for some of her clients.

  • Sealing Deals 101
Agents Joanna Parker-Lentz and Jodi Rubenstein's client, Jill, is back on the market to look for her new dream house. On a previous episode, Jill was not able to sell her house at the asking price and had decided to stay and not sell. Rubenstein and Parker-Lentz show her a flip house that has not yet been put on the market. Instantly falling in love with the house, an enthusiastic Jill puts in an offer, but the owners are weary of her emotions and want an unconventional security deposit. Will Jill get her dream house, or will the deal fall apart? Next, real estate agent Steven Gendel helps first-time buyers find a home and seal the deal. Then, real estate agent Roberta Baldwin finds herself in a bind when she locks her car keys in her car and her client needs to leave to pick up his daughter.

  • Flipping For A Profit
Real estate agent Vanessa Pollock and her co-worker, Ann, have purchased a "flip" house to renovate and sell to gain profit. Unfortunately, Pollock does not foresee some of the problems that arise, making it a bit more challenging and costly. Will she be able to keep it together and under budget, or will it all get the best of her? Next, agent Sam Joseph and his clients Wendy and Bob have built a solid friendship from their journey and challenges of purchasing a home. Then, real estate agent Joanna Parker-Lentz runs the New York Marathon and celebrates with her business partner Jodi Rubenstein and friends.

  • Dropping Prices And Landing Big Deals
Agent Roberta Baldwin had much luck selling a house in Llewellyn Park before, so she now sets her sights to selling Suzy's house in record time. But with a changing market, Baldwin finds herself needing to reduce the listing price. Next, power duo Joanna Parker-Lentz and Jodi Rubenstein have not had much luck with their clients Joanne and Joe's house. With a new strategy, they hope to turn that luck around. Will price reductions bring buyers for both houses? Or will both homes not sell, leaving the owners with no hope? Then, real estate agent Sam Joseph hosts a party for his biggest listing yet, The Landmore Estate.

  • Tale Of Two Condos
Wanting to expand to a single-family home, real estate agents Joanna Parker-Lentz and Jodi Rubenstein's clients, Luba and Greg, are selling their townhouse. But with the real estate market being so unpredictable, the couple is having a hard time finding a buyer. Next, agent and stager Linda Russell is helping her client sell her condo by dressing it up with the seller's own furniture for a more appealing look. Then, Chris Lane opens up her very desirable property to the realtors.

  • Finding The Right Family Fit
Real estate agent Toni Goncalves is on the verge of closing a deal with her clients Blanca and her parents on an "as-is" house. The city inspector needs to issue a certificate of occupancy in order to finalize the sale. That may destroy their plans to use the home as two units instead of a one-family unit. Will Blanca and her parents get their new house, or will the city inspector put a hole on their big plan? Next, Roberta Baldwin shows a young couple, Jessica and Steve, a beautiful Victorian house. The couple has one daughter and another baby on the way and would like to move to a house that has room to grow. Though the Victorian was recently reduced, it is still a bit above their range. Then, real estate agent Vanessa Pollock tries to balance career and motherhood.

  • Racing The Clock For A Sale
Real estate power duo, Joanna Parker-Lentz and Jodi Rubenstein, have new clients that chose them to sell the house because they were the listing agents at the time they bought the house. Anthony's job offered him a great opportunity to relocate to Texas with his family in a few weeks. That means the real estate duo needs to sell it at record time so that his job's relocation department doesn't take away the listing away. Can they do it? Meanwhile, wanting to expand his range into other areas of real estate, Sam Joseph meets with a property developer for new condo listings. Finally, after a long year of selling homes, Rob hosts a party for all his agents to celebrate the successes of the year.
